The homebuying process with Linda from Chicopee was unique as she was challenged with dealing with the emotional aspect of selling her fathers home, the home where she was raised, she had to deal with the the financial cost of inheriting a home that needed extensive repairs, and she was faced with a costly lien held against the property. Unless you are a professional in this area, the process can be tiring and daunting.
While we can all agree that inheriting a house is one of the few big surprises that life brings, inheriting one with so many challenges, Linda was in need of assistance. After receiving multiple low offer bids, we sat down with Linda and explained our process, we reviewed the repairs that were needed and we developed an action plan to approach a local bank, where the lien was being held, which far out exceeded the actual value of the property.
As the executor of her fathers estate, Linda processed the necessary probate legal requirements to prepare to sell the property, while we worked with her bank on maneuvering the sale of the house through the short sale process. The exact repair estimates that we presented to her at the time of our initial review, were reviewed with her bank, and they agreed to allow the property to be sold for what we estimated the property to be worth.
This was a great deal of help to Linda because her fathers estate was no longer subject to having to pay the larger lien, as the cash for the purchase was paid directly to the bank by Revival Homebuyers.
Not only were we able to purchase the house for cash, but Linda was assisted financially for the hard work that she had done, she was able to see the completed rehab, and we donated $1000 to the Senior Center at River Mills, Chicopee, on behalf of Linda in her fathers name.
